Flood risk indicators within WiseBuyer reports are derived from Environment Agency flood zone mapping and surface water models. These are indicative only and do not account for local drainage conditions, site-specific topography, recent infrastructure changes, or long-term climate projections. For a definitive assessment, consult the Environment Agency directly or commission a professional Flood Risk Assessment (FRA).
Crime figures are based on offences recorded by UK police forces and published via data.police.uk. They represent recorded crime only and will not capture unreported incidents. Data is subject to a publishing lag and is mapped to approximate area-level locations — it is not specific to any individual address or property. It should be treated as a neighbourhood-level indicator only.
School ratings are sourced from the Department for Education’s Get Information About Schools (GIAS) dataset and reflect the outcome of each school’s most recent Ofsted inspection. Ratings may not reflect more recent changes in leadership, performance, or school character. Proximity data is indicative and does not guarantee catchment eligibility — always verify catchment areas directly with the relevant local authority or school.
EPC data is sourced from the national EPC Register maintained by MHCLG. Certificates are property-specific but may have been issued under a previous tenancy or ownership. Ratings reflect conditions at the time of assessment and may not account for subsequent improvements or deterioration.
